Plans call for a new 6-story, 110,850 square foot mixed-use development project containing of 90 residential units, including 10 units for very-low-income households as well as 16,000 square feet of ground floor commercial space.
The project’s commercial space calls for:
One restaurant/bar, general
A small restaurant (less than 1,000 square feet)
One retail store, general
One retail store, furniture
The project’s residential space calls for:
68-one bedroom units
17-two bedroom units
5-two bedroom units with a study
The proposed site is located on the northwest corner of W. Melrose Avenue and N. Harper Avenues at 8251 W. Melrose Avenue.
The project site currently houses three commercial buildings which are proposed for demolition.
The proposal includes open space of 7,860 square feet, including 1,280 square feet of open space by virtue of second floor courtyards, 1,850 square feet via 37-qualified private balconies between floors two and six. 1,965 square feet via recreation rooms on floors two, four, and five, and 2,765 square feet via common open space via a sixth floor deck and spa. The project also provides 1,965 square feet of landscaped area.
Parking spaces call for the following:
146 residential spaces
32 restaurant spaces
51 retail spaces
85 short-term bicycle parking spaces
Includes 8 commercial bicycle parking spaces
76 long-term bicycle parking spaces
The total project would consist of 110,850 square feet of floor space:
12,800 square feet of retail space
3,200 square feet of restaurant space
The site is located 0.4 miles away from the main intersections of Melrose Avenue and La Cienega Boulevard.
Metro Route 10/48 is located adjacent to the project site at Melrose Avenue and Harper Avenue.
Metro Route 105 is located approximately 2,200 feet away at the corner of Melrose Avenue and La Cienega Boulevard.
