• 🏡 SANTA MONICA: A former auto repair shop at 2307 Lincoln Boulevard in Santa Monica could soon transform into a seven-story mixed-use development. Coast Meridian Properties plans to replace the old structure with 69 one-bedroom apartments, 1,800 square feet of ground-floor commercial space, and parking for 59 vehicles. Designed by Arcaforma, the sleek, contemporary building will feature a rooftop deck and central courtyard. Leveraging density bonus incentives, a portion of the apartments will be offered at below-market rates. The project has garnered positive support from staff, moving it closer to approval.

• 🛒 BALDWIN VILLAGE: Costco is breaking new ground—literally—in South LA this week with a first-of-its-kind mixed-use development. Located on Coliseum Street in Baldwin Village, the new complex will feature 800 residential units and the neighborhood’s first Costco, which will include everything from fresh produce to a pharmacy. Of the apartments, 23% are dedicated to low-income housing, with the rest available for affordable and workforce housing. The project, spearheaded by Thrive Living, is the first under California’s AB-2011 law aimed at tackling the housing crisis and will bring thousands of construction jobs to the area.

• 🚲️ SUN VALLEY: Sun Valley just got a major bike-friendly upgrade. A new, four-mile stretch of the San Fernando Bike Path opened, completing a nearly ten-mile route connecting Sylmar to Burbank. • 🎞️ SMALL THINGS LIKE THESE: Lionsgate has just released the official trailer for Small Things Like These, starring and produced by Oscar-winner Cillian Murphy.
